Not necessarily. We intentionally manage a limited number of properties to ensure every home receives focused attention and hands-on care. We’re upfront if a property is not a good fit for our management model, and we believe that selectivity leads to better results for both owners and guests.

How do you protect my home?

Protecting your home is a top priority. We set clear guest expectations, enforce house rules, and coordinate professional housekeeping and maintenance. Each property is inspected before and after every stay to ensure standards are met, identify issues early, and protect your home long-term.

How do you determine pricing for my vacation rental?

We use revenue-driven pricing strategies based on seasonality, local demand, comparable properties, and special events. Pricing is reviewed and adjusted regularly to maximize revenue while maintaining a high-quality guest experience and protecting your property.

How many properties do you manage at one time?

We intentionally manage a limited portfolio. This boutique approach allows us to remain hands-on, responsive, and proactive with every property we oversee — rather than relying on volume-based, hands-off systems.

Do you handle housekeeping and maintenance?

Yes. We coordinate professional housekeeping and trusted local maintenance partners. Housekeeping quality is monitored closely, and homes are inspected before and after each stay to ensure cleanliness, identify maintenance needs, and confirm readiness for incoming guests.

How do you communicate with guests?

We provide 24/7 guest communication from booking through checkout. Questions and issues are handled quickly and locally, with a focus on protecting reviews, minimizing disruptions, and maintaining a consistent guest experience.

Will I have visibility into bookings and performance?

Yes. Owners receive access to a personalized owner portal that provides real-time visibility into their property.

Through the owner portal, you can:

  • View your booking calendar at any time

  • Block out dates for personal use

  • Review up-to-date financial data for each stay

  • Track overall revenue and performance

In addition, owners receive clear monthly reporting and ongoing communication.

What types of properties do you manage?

We primarily manage single-family homes, lakefront properties, and select condos in the Lake Oconee and Lake Sinclair areas. Not every property is a fit, and we are transparent during the evaluation process.

How quickly can my property be onboarded?

Once approved, onboarding is typically completed within a few weeks, depending on property readiness, photography, and listing setup. We guide owners through each step to ensure a smooth launch.

What does it cost to work with Upstream Property Management?

Management fees vary by property and scope of service. Pricing is reviewed transparently during your free property analysis so you know exactly what to expect before moving forward.​

How much can my property realistically earn?

Every home is different. We provide a conservative, data-driven revenue range based on comparable homes we actively manage in your immediate market—not national averages. Our focus is long-term performance, not inflated projections.

Will you actually outperform me self-managing?

Most owners can manage bookings. What they can’t easily replicate is dynamic pricing, professional marketing, guest screening systems, local vendor coordination, and 24/7 coverage. Our homes consistently outperform owner-managed properties because we operate at scale with systems in place.

What will I net after fees and expenses?

We walk through net-to-owner numbers upfront using real examples. Our goal isn’t just higher gross revenue—it’s higher, more predictable net income with less owner involvement.

How do you protect my home from damage and bad guests?

We use strict guest screening, enforce occupancy limits, require signed rental agreements, monitor noise levels, and conduct routine inspections. Damage is rare, and when it happens, we handle claims and resolution quickly and professionally.

Who stays in my home? Do you allow parties?

No parties. No events. We actively screen guests and decline bookings that don’t meet our standards. Protecting your asset comes before filling the calendar.

How do I know my home is cleaned and maintained properly?

Our homes are cleaned to a professional standard after every stay, with inspections and checklists in place. Maintenance issues are addressed proactively to prevent small problems from becoming expensive ones.

How much control do I have as an owner?

You retain full ownership and final authority. We handle day-to-day operations, but you have full transparency into bookings, revenue, and expenses through your owner portal and regular reporting.

Is short-term renting allowed, and who handles compliance?

We verify local ordinances, manage permits, collect and remit taxes, and stay current on regulatory changes. Compliance is part of our core service—not an afterthought.

How do you keep my property booked in slower seasons?

We combine dynamic pricing tools with human oversight, professional listing optimization, and targeted strategies for shoulder seasons. The goal is consistent performance, not just peak weekends.

What if I’m switching from another manager?

We handle the transition smoothly—coordinating listings, onboarding, photography if needed, and pricing adjustments—so there’s minimal disruption and improved performance as quickly as possible.
